Project Profile

Codicote was appointed by Greenland Group in June 2016 to undertake the construction advice, construction planning, programme management, design management and procurement of this iconic project. Upon completion, the building is the tallest residential tower in Sydney standing at 235m above Bathurst Street.

The redevelopment of this 27 storey 1965 building comprised the demolition of the top five floors, temporary and permanent strengthening of the remaining 22 floors and three basements. The City of Sydney set back rules demanded a combination of buildability smarts, programme staging and logistics as well as a smart structural solution to completely strip the original concrete clad structural steel frame of all façade, floors and concrete fire protection.

The repositioned core from B3 upwards and the new belt truss floor at the original level 27 allowed the construction of an additional 45 floors of luxury new apartments with incredible views over the City of Sydney. The existing low-rise structure comprises luxury apartments, creative arts, leisure and retail facilities.

Codicote was appointed to complete the project management phase of the scheme post execution of a main builder appointment in late 2016, as well as fulfilling the Superintendent role under the contract.

Codicote’s role included the inspection of the 479 apartments and common areas for the identification and description of all defects throughout the building on behalf of the client and to ensure that all defects were completed by handover.
